Planning Commission meets December 11. Here’s how to weigh in.

The City and Borough of Juneau Planning Commission meets on December 11, 2018, 7 pm in City Hall Assembly Chambers to review proposals for a cultural immersion park in Thane, reduced setbacks for an accessory apartment downtown, a boarding house in the Montana Creek area, modification of a condominium development on Clinton Drive, and a text amendment to the Land Use Code. All of these items are up for public hearing. The Commission will also hold an executive session to review an appeal of a director’s decision.

A Tlingit and Haida cultural immersion park in Thane (USE2018 0017)

Central Council Tlingit and Haida Indian Tribes of Alaska request a Conditional Use Permit for the development of a Native Cultural Immersion Park at the old Thane Ore House location, which is zoned Waterfront Industrial. The development will include a restaurant, dance floor, gift shop, administration space, and light manufacturing of wood crafts and other art forms as well as a multi-media presentation that narrates the history and culture of Southeast Alaska coastal tribes.

 Reduced setback requirements for an accessory apartment (ADP2018 0002; 0003; 0004)

The applicants request three Alternative Development Permits to reduce side and rear setback requirements in order to develop an accessory apartment on Seward Street.

A text amendment to Title 49 regarding improvement standards (AME2018 0015)

The proposed ordinance would amend the requirements for temporary cul-de-sac and stub street rights-of-way including removing the requirement for a subdivision developer to provide a financial guarantee related to their construction for a period of 5 years. This item is continued from the November 27, 2018, Planning Committee agenda.

 Use of a single family residence as a boarding house (USE2018 0011)

The applicant requests a Conditional Use Permit for an existing, unpermitted boarding house within a five-bedroom residence located in a D5 zoning district. CBJ 49.80 defines a boarding house as “a dwelling in which more than two bedrooms are used for commercial lodging provided by the owner or operator who lives on site”.

 Modification of a permit for a condominium development (USE2018 0021)

The applicant requests a limited modification to an approved Conditional Use Permit (USE2018-0007) for the development of a 23 dwelling unit condominium complex in the Vintage Park area adjacent to Mendenhall River. This project has been approved by the Planning Commission; however the applicants request a change to a landscaping-related condition.

 An appeal of a Director’s determination regarding USE2011 0015 (APL2018 0003)

The Planning Commission will conclude their meeting with an Executive Session to discuss this appeal.
