2019 Property Assessment Notices sent out March 15

The City and Borough of Juneau’s Assessor Office mailed out 2019 Business and Real Property Assessment Notices on March 15, 2019, as required by CBJ Code 15.05.120.

Please watch for a white postcard from the City and Borough of Juneau Office of the Assessor to appear in your mailbox. This is your annual notice of the Assessor’s determination of the fair market value of your property as of January 1, 2019. You can also find your 2019 real property values online on the Assessor’s Database. Your property taxes are calculated by multiplying your assessed value with the millage rate, so it is important that your assessed value is accurate.

The 30-day period to file a petition for review ends Monday, April 15 at 4:30 p.m. Property owners who have errors or omissions regarding their assessed values must advise the Assessor in writing by this deadline. If you have questions or concerns about your valuation, please contact the Assessor Office at 586-5220 for assistance.

Notices are mailed to the most current owner address of record in CBJ’s financial system. If there have been any recent changes in ownership, or you have not received your white postcard by March 29, please contact the Assessor Office at 586-5220 or [email protected].

Senior Citizens and Disabled Veterans:

  • The deadline for filing a Senior Citizen or Disabled Veteran Exemption application is March 31, 2019.
  • The deadline for filing a Senior Citizen or Disabled Veteran Exemption Hardship Exemption application is April 30, 2019.

Mobile Home Owners:

  • Mobile home owners are advised that mobile homes, trailers, house trailers and trailer coaches used for residential or commercial purposes are classified as real property and are subject to the same foreclosure proceedings as real property, in accordance with Alaska Statute 29.45.070.
  • It is the property owner’s responsibility to notify the Assessor’s Office of ownership changes.

Property tax bills will be mailed July 1. Taxes are due on or before the close of business September 30, 2019 at 4:30 p.m. or must be postmarked by September 30 to avoid late fees and penalties. There is a 5 percent penalty on outstanding balances on October 1. The CBJ Assembly has not yet determined the final mill rate that will set the amount of 2019 taxes; this will be done as a part of the annual budget process. The final mill rate should be available in early May.
